Jones points to the bold, graffiti-inspired facades: “They’re not just walls—they’re statements of identity,” he says. “Kingston deserves affordable housing that doesn’t feel apologetic,” he adds. “These verandahs connect neighbors, catch breezes, and bring city life onto the balcony.”
The Cliffside Cluster – Floating Above the Mountains
High among Jamaica’s winding mountain roads, The Cliffside Cluster feels almost impossible: ten cantilevered pods of steel and glass that appear to hover above emerald valleys and rushing rivers. A winding path links each home to a shared deck and garden carved into the hillside.
“They float, they barely touch the land,” Jones marvels. “It’s as if the mountain has grown a necklace of glass and steel.” Smiling, he continues: “Jamaica’s terrain is steep, wild, and beautiful. Instead of carving it up, we let the homes hover—off-grid, solar-powered, and rain-fed.”

Even plots beside Jamaica’s busy motorways become opportunities in Jones’s vision. The Community Cubes are ten single-story homes, made from recycled steel and precast concrete, arranged strategically to buffer traffic noise. Within, bright courtyards bloom with native plants and shared spaces.
“Even in the shadow of a motorway, you can create serenity,” Jones says, running a hand over a boldly painted wall. “Affordable doesn’t have to mean soulless,” he adds. “We’ve turned leftover plots into thriving pockets of community.”
Wildcard Futures – Stretching the Imagination
Not every idea fits today’s building codes or budgets—but that’s the point. To push boundaries, Jamaica Homes has explored sci-fi–inspired concepts:
