In the context of Jamaica, a limited service listing refers to a real estate arrangement in which a property owner contracts a real estate agent or brokerage to provide a restricted set of services, typically at a reduced fee. This might include listing the property on the Multiple Listing Service (MLS) and handling some administrative tasks, but without full-service offerings like property showings, marketing, or negotiations.
However, unlike other markets where limited service listings may allow for multiple agents (non-exclusive), in Jamaica, once a property is listed on the MLS, it generally becomes exclusive to that agent or brokerage. This means the seller cannot have multiple agents simultaneously listing the property on the MLS. Even with minimal services provided, the listing agent retains exclusive rights within the MLS framework, representing the property as the sole agent on the platform. This exclusivity makes the listing unique to the Jamaican real estate system, where MLS-listed properties are effectively restricted to one agent or brokerage, regardless of the level of service.
