It’s not really the maths that makes it tough… it’s what the maths reveals. Big agencies can have 100+ agents, but the reality is you can only have so many in that top 20%. The rest are effectively sharing what’s left, and that’s where it gets tight, very quickly.
Most people come in, give it a proper go for a few months, maybe a year, and then realise the income just isn’t consistent. That’s when you see the shift — part-time, side hustle, or back into full-time work. A few stick it out, a few break through, but not many get to that point where it fully sustains them.
Even rentals, which people think are the “easy” option, can be misleading. By the time you split commission, possibly co-broke, and then split again with your broker, what’s left can be surprisingly small — sometimes it barely covers the running around, fuel, and time.
So you’re right to say it looks tough… it is. Just not always for the reasons people think.
